Privacy Policy

The short version: your inputs never leave your device. All calculations run in your browser. We do not have a server that receives, stores, or processes the numbers you enter.

Calculator data

When you type your HOA fee, home value, income, or any other figure into the calculator, that data exists only in your browser's memory. The math is performed locally by JavaScript and the result is rendered on your screen. Closing the tab discards everything. No financial details are transmitted to any server.

Analytics

We use Google Analytics 4 to understand aggregate usage (page views, tool opened, calculation performed). Analytics is configured with IP anonymization. We do not send your fee amounts, home value, or income to analytics — only anonymous event counts. Analytics may set cookies; you can block them via your browser or a content blocker.

Advertising

This site displays ads via Google AdSense (auto ads only — no manual ad slots). Google and its partners may use cookies to serve ads based on your prior visits to this and other websites. You can opt out of personalized advertising via Google Ads Settings. In the European Economic Area and UK, ad storage is denied by default until you consent.

What we do not do

• We do not upload, store, or transmit the numbers you enter.
• We do not require an account or collect names/emails (except if you email us directly).
• We do not sell data.
• We are not a lender, broker, or financial advisor — the tool is informational only.

Children

This site is not directed at children under 13 and we do not knowingly collect their data.
