About HOACalc

HOACalc is a free, browser-based HOA fee calculator that shows the real, lifetime cost of homeowners association dues — with annual increases, special assessments, opportunity cost, and affordability all factored in. It exists because the headline monthly number on a listing ("$350/mo HOA") hides how much those fees compound to over a decade or three.

Why we built it

When you buy into an HOA community, the monthly fee is quoted alongside the price. But that fee almost never stays flat — it rises 3–5% most years, and special assessments can add thousands more. A $350 monthly fee that feels manageable today can become $50,000–$80,000 of total cost over a typical ownership period, plus the returns you forfeit by not investing that money. Buyers deserve to see that number before they sign.

How it works

Enter your monthly HOA fee, the home's value, the expected annual increase (default 4%), and how long you plan to own. The calculator projects each year's dues with the increase compounded, adds any recurring special assessments, and totals everything. It also computes the opportunity cost — what those payments would grow to invested at 7% instead — and the mortgage impact, meaning how much borrowing power your monthly HOA payment consumes. All math runs in your browser; nothing is uploaded.
